The nearest airport is Florence at km 95, but both Pisa (km 160) and Rome (km 250) airports are within easy reach.

The Podernovo di Monticiano estate includes two farmhouses which have a total living space area of 1000 sqm (10,000 sq ft) with the buildings made of fine local stone, where the dominant pink colour shows typical green and blue stripes.

It is located in the 'Farma and Merse Natural Park', at only km. 30 south-east of the city of Siena (for those who wish to stay much closer to Siena please see www.villaluisa.com, a beautiful apartment for two people). The coast and the beautiful fortified town of Massa Marittima are km. 40 away, the centre of Florence is at km.80, Volterra and San Gimignano are at km.40.

The Park is one of the best preserved natural reserves of the entire Tuscany and even of the centre of Italy. The two rivers Farma and Merse flow through its territory and in their crystal clear waters, where water prawns still grow and reproduce themselves.

15 km from the estate are the sulphur pools of Petriolo which run next to the Farma river.

The vegetation is of the typical Mediterranean kind: pine-trees, strawberry bushes, cistus, fern, juniper, viburnum and many wild flowers including a special variety of heather.

In its large clearings grow sunflowers and wheat, although most of the ground is taken up by forests and woods.

The area is criss-crossed often by well marked paths, for walks or rides by bike or by horse.

The Podernovo estate is a farmhouse built in the typical Tuscan style, the outside of which has been preserved in its original form even during the recent renovations which were focused on the room interiors, to improve the restful vacation experience and with comfort in mind.

The property is adjacent to the centre of the old town of Monticiano and can be easily reached by a short walk of 600m along a road lined with helm-oaks, the typical evergreen 'lecci' of Tuscan countryside.

Monticiano (370 m above sea level) offers all the facilities and services that one would need during a holiday – supermarket, bank, pharmacy together with a weekly market selling products from the not distant Maremma. There are also an enoteca, a restaurant, and a pizzeria.

In the main building, shaped like an 'L' are the apartments for renting. They take up the first floor, the middle area and the second floor. As you approach the farmhouse, your attention will be drawn to the central archway.

To its left, a few steps will take you to the entrance landing, opening on to the 'Gran Focolare' (Big Fireplace) apartment. It is 150sqm wide and takes up/spreads through the 1st and 2nd floor. The entrance door opens on to a large hall with a big fireplace: this is the living-.room and kitchen, equipped with a 4-ring gas stove, oven, washing machine, fridge with freezer and sink.

On the same floor are 2 of the 5 bedrooms -all with bathroom en suite- that make up the apartment. The other 3 bedrooms are on the upper floor. The apartment can conveniently accommodate up to 10 people.

Another door opening on to the entrance landing takes to the 'Champagne' apartment od 34sqm, ideal for 2 persons. It is formed by a bedroom, bathroom with shower, and living area with a settee (extra bed for a possible 3rd person) and a cooking area with well-equipped kitchenette.

Going back to the entrance archway, another staircase to the right will take you the other apartments.

On the 1st floor is the 'Camino' (Fireplace) apartment of sqm. 52 that includes a large bedroom with 4 beds, bathroom with shower, living area with a double settee and a well-equipped kitchenette.

On the 2nd floor is the apartment 'Mansarda' of sqm.50which has a large bedroom with 3 beds, bathroom with shower, living-room with a double settee and a well-equipped kitchenette.

On the middle floor, between the two above mentioned, is the 'Blue' apartment of sqm.36

On the back side of the main building, and facing south, an internal staircase will take you to the apartment 'Fienile' (Barn) It is an open-space apartment of sqm.60 with a large bedroom with two beds, bathroom with bath, well-equipped kitchen with a 4-ring gas stove and oven, dishwasher, fridge and freezer. In the living-room opening on to the entrance, is a large corner fireplace and a large settee for a double bed.

In most apartments the double bed can be made into two separate beds, unless differently specified.

Each apartment is provided with a suitable number of bedlinen and bathtowels, according to the number of expected guests.

The use of open fires is on request. The quantity burning wood and its cost will be specified at the moment of booking.

The lawns and gardens that surround the farmhouses are well kept and rich in local vegetation. Rose bushes, rosemary, lavender, teucrium, broom are plentiful, in the pond grow water lilies and the orchard has a variety of fruit trees.

To the south of the main building is the swimming-pool of mt 11 x 6, surrounded by meadows and woods, with rolling hills in the distance.

The entire property can be rented by groups of 20 people for just a holiday or for activities such as workshops or for parties and on these occasions other wide premises in the nearby annexes and next to the old threshing ground can be made available.

They can include a modern, well-equipped, semi-professional kitchen, a large dining-room, a solarium that on warm days can become an open-air dining-room. The hall of sqm.80 can be hired also by the day.

Firm booking becomes effective on receipt of 30% of total amount that can be sent either by bank draft or by postal order. Details to make a deposit will be sent by e-mail.

Dates can be changed, and/or booking can be cancellated up to 10 days prior to arrival. After that time deposit will not be refunded.

Balance to be paid at the latest the evening before departure, either by cheque or by cash.

The estate Is open for rentals from March 15 to November 15. Other dates are possible on request and for a minimum group of 10 people.
